PERSONAL COMMITMENT DOCUMENT. RESIDENCIAL MORASOL, EL CAMPELLO.

Aware of how important it is for you and your family’s welfare to choose your new home COMPROMISOS we taken it upon us to go beyond your expectations. We want to extend the following commitment in writing as proof that if you finally entrust us with your confidence, opting for one of the homes we put at your disposal in RESIDENCIAL NATALIA, now and in the future you will count with the advantages that NG VIVIENDAS has in store for you. We are a team with over twenty years of experience in creating homes and offering services. We work closely with our clients in a professional and committed way, seeking the satisfaction of their needs and aspirations, and learning from them. Following the purchase of your home in RESIDENCIAL MORASOL, NG VIVIENDAS extends to you the following benefits and services:

• REVALUATION GUARANTEE: Confident that you are acquiring your house at an optimum price, we pledge to reimburse you up to SIX THOUSAND EUROS if the following circumstances coincide. Once 5 years have past since the date of purchase you will be entitled to request an appraisal for your house done under the assumption that the house is brand new. The appraisal must be carried out by a renowned company in the Spanish market and be among the five with the most volume of home appraisals nationwide. If the resulting value of the appraisal is lower than the selling price, NG VIVIENDAS would then apply for a second appraisal to another company also between the five with the highest volume of appraisals. The values supplied by the assessment carried out by the client and the one carried out by NG VIVIENDAS would be used to calculate an average value of the two. In the case this value is below the selling price, NG VIVIENDAS would reimburse the difference between the average valuated price and the original selling price up to a maximum of SIX THOUSAND EUROS.
• GARAGE LEASE: If you buy your home in Residencial Morasol and prefer not to buy the garage simultaneously, you will have the right to lease it with the option to buy so that you do not loose the opportunity to own your own garage next to your home and all the benefits that entails.
  
  
• We look for the best fitting financing alternative to meet your circumstances and will manage the pre-approval of the loan.
  
  
• If you wish, we can make a comparative study with other alternative properties that you have chosen, to reassure you on your decision.
  
  
• 3 YEARS MAINTNANCE: In addition to what we are required by law and confident in the quality of our homes, we agree to repair for three years from the date of delivery, defects and malfunctions originating from normal and proper use of the following facilities existing in the time of delivery: electricity, plumbing, drainage, exterior and interior carpentry, air conditioning if any was installed, wall and floor tiling. In case the damage is caused by improper use, if the client so requires, we shall repair the defect or malfunction, charging for the repair at cost prices. Regarding to the rest of items, housing facilities and for all in general, besides what we are required by law, a deadline of three months from the time of delivery is set for you to communicate any possible flaws and faults, which would be repaired within fifteen days. After those three months, if any damage to the facilities is reported in items not included in the maintenance of 3 years, if the client requires, we can proceed to repair the defect or malfunction, charging for the repair at cost prices.
  
  
• For your peace of mind, all amounts given as down payments for your home will be guaranteed by a bank.
  
  
• Do not worry, if you buy your home in Residencial Morasol and loose your job before the delivery and signing of the deeds, we can postpone the process for up to 5 months for the signing of deeds or to dissolve the contract returning all amounts received in concept of down payments for your home without any penalties.
  
  
• MAINTENANCE STAND BY: At cost price, ideal for clients with long periods of absence in the housing, the service can include; maintenance of plants, etc, periodic supervision, cleaning and preparing for arrival, airport pickup, rental car hire, management, procurement and contracting services, garden maintenance, communication of events, etc, etc. A personalized plan is designed based on your needs.
  
  
• For your convenience, we manage without cost, the contracting of all utilities and services for your home.
  
  
• We offer many options in finishings so your home can reflect your taste and expectations. In addition, if you desire, we put at your disposal the assistance of an interior designer to help you decide on the finishings and decoration of your home.
  
  
• We negotiate with various businesses for our clients to receive discounts in the purchase of furniture, household appliances and fixtures, curtains, etc.
• Within our team, we count with a bachelor in environmental science whom we put at your disposal to help you, in case you are interested, in saving energy or the creation of a urban organic garden on your solarium or terrace.
  
  
• We will invite you to a diverse set of events which we organize in relation to home energy savings, organic home gardening, interior design, home environment, etc.
  
  
• And after you buy, you will continue having us at your disposal, to advice you free of charge regarding your home and services as well as to have the option through NG HOME AND SERVICES to make any sort of maintenance, reforms or repairs at very competitive prices and without any hustle.
